The term, mobile home, can have a lot of different meanings, but sometimes it can refer to a very specific type of home.  I want to narrow down the scope of this discussion. There is a certain legal definition that should help define this article :

Mobile Home is defined as “a detached residential dwelling unit designed for transportation after fabrication on streets or highways on its own wheels or a flatbed or other trailer, and arriving at the site where it is to be occupied as a dwelling complete and ready for occupancy except for minor and incidental unpacking and assembly operations, location on jacks or other temporary or permanent foundations, connections to utilities, and the like. A travel trailer is not to be considered a mobile home.” See Greene County v. N. Shore Resort, 238 Ga. App. 236, 237 (Ga. Ct. App. 1999)

So, in other words we are speaking about a large mobile or “manufactured” home that is usually stationary, but can be moved. We are not talking about a camper or RV.

You may associate a mobile home with an old style trailer park, however the mobile or manufactured home lifestyle is getting more and more popular. Some of the newer parks are very nice, and they offer a lot of amenities you would expect in any nice neighborhood.

Mobile Home Insurance Considerations

You may be surprised by when you shop for a policy. Your coverage may be fairly expensive. That may be surprising because the cost or value of the house is less than the cost or value of a traditional “stick” house on a foundation. Insurers do consider replacement value, but they also spend a lot of time thinking about risk! In the opinion of homeowners insurance companies, there is more risk associated with a “detached” building.

Some mobile home insurance discounts can offset this increased rates. Price cuts are usually given for things that owners do that reduce this risk. Some of these things may be the way you anchor the home to the ground when it is NOT moving, the installation of a security system (same as a foundation home),  or by simply buying a newer or safer house!
